Check references as well when considering who to rent your apartments to. Previous landlords can tell you what kind of tenant the people you are considering were in their buildings.
Your lease/rental contract is an extremely important part of the landlord-tenant relationship. You'll want to hire legal representation to help you construct and execute the rental lease properly. The lease will outline your responsibilities and rights, as well as the responsibilities and rights of your tenant.
After the lease has been signed by all parties and your tenant has moved in, there's nothing left to do but collect rent checks! Of course, if your tenant has a complaint it's your job as a good landlord to do your best to solve it.
